Client Update: Eviction, Recovery and Lease of a Central Athens Café Property

We advised private property owners in a two-stage matter involving a large café-restaurant property in central Athens. The first stage involved recovering the property from a defaulting tenant. The second involved more than a year of multi-party negotiations, which led to a new lease at multiple thousand euros per month.

Our Role

In the first stage, we obtained the eviction of the defaulting tenant for non-payment of rent and a court payment order against it, returning full control of the property to our clients.

We were then appointed as the main point of contact for prospective tenants. Over more than a year, we managed negotiations involving around ten private individuals, including co-owners and prospective lessees, each with different commercial interests. We reached an amicable solution that separated our clients’ three privately held units from the common property, breaking the deadlock.

Finally, we negotiated the key commercial terms of the new lease signed by our clients.

Why It Matters for Property Owners

Vacant or blocked commercial properties lose value every month. Combining effective recovery action against defaulting tenants with patient negotiation among stakeholders can turn a stalled asset into a stable source of income.
